<p>There&#8217;s been a huge increase in Southern Maryland Short Sales over the last year thanks to the ongoing housing crisis.  More often than not, they end up as foreclosures, many times because the path to negotiating is at best, murky.</p>
<p>When working with a lender to get a short sale agreement, there are several things that they are going to ask for, including tax returns, financial statements, investment records, etc.  They&#8217;re also going to ask for a hardship letter.</p>
<h2><span style="color:#800000;">So what is a &#8220;Hardship Letter&#8221;, exactly?</span></h2>
<p>It&#8217;s essentially a personal letter to the bank explaining why you can&#8217;t possibly afford to pay the mortgage anymore.  The thing to remember about the hardship letter is this:  The sadder, the better!</p>
<p>This is really where you want to work closely with your Realtor to brainstorm on all the reasons why you can&#8217;t pay the mortgage.  Sick mother?  Kids with serious medical bills?  Devastating car accident?  Job lost due to faltering economy?  This is your time to say so!!</p>
<p>Whatever you do, don&#8217;t lie about it, but make sure you are maximizing the hardship you are experiencing.  The banks are willing to work with people, but excuses such as admitting you falsified loan docs to get the house aren&#8217;t exactly going to make the bank jump for joy.</p>
<h2><span style="color:#800000;">It DOES make a difference!<br />

<p>The banks can only work with the information they are given, and the more hardship they can establish, the better off your chances of getting the short sale approved are.</p>

			<content:encoded><![CDATA[<p>Choosing a Realtor is a big decision.  Every Realtor (myself included)  is trying to tell you why they&#8217;re the greatest thing since sliced bread and why it would be a mistake to even consider working with someone else.  It makes Realtors gigantic windbags, but that&#8217;s a real estate agent&#8217;s job: to market/promote themselves and their properties.</p>
<p>What&#8217;s really surprising is that many people aren&#8217;t looking for what really matters when it comes to hiring an agent.  People look at the bottom line.  Money.  Cash.  How much are you going to put in my pocket?  Quite often, the agent with the highest bottom line wins!</p>
<p>This method of thinking is the <span style="color:#cc0000;"><strong>WORST WAY TO PICK A REALTOR!!!</strong></span></p>
<p><strong><em>Here&#8217;s why:</em></strong><a href="http://www.teambenya.com/photos/uncategorized/2008/10/21/money.jpg"><img style="float:right;margin:0 0 5px 5px;" title="Money" src="http://www.teambenya.com/charles_county_real_estat/images/2008/10/21/money.jpg" border="0" alt="Money" width="251" height="251" /></a></p>
<blockquote><p><strong>1) </strong> An agent&#8217;s job is to market your home, not set the price.  Their CMA is only a recommendation of price, and you have the right to have your agent list your home at whatever price you see fit.</p>
<p><strong>2) </strong>If you interview three agents, and one places a higher value on your home than the others, you need to wonder why.  Are the other two agents undervaluing your home?  Are they using the same comps?  Or is the agent with the higher estimate <span style="color:#cc0000;"><strong>OVER-valuing</strong></span> your home in order to get your business?</p>
<p><strong>3) </strong> You need to give your home the best possible chance to sell.  This doesn&#8217;t mean choosing the Realtor with the highest or lowest estimate.  It means choosing the Realtor with the best marketing plan.  You can always negotiate fees, listing prices, etc.; but you can&#8217;t make a mediocre marketer great.</p></blockquote>
<p>When it comes to that CMA, take the advice you get from all the Realtors you interview and use that to set the price. <strong><span style="color:#cc0000;"> DO NOT</span></strong> use it to choose the Realtor you hire.</p>
<p>A higher price evaluation is no measure of competency or ability as an agent.  I&#8217;ll do a post tomorrow on the qualities to look for in a great listing agent, and keep your eye out for a post later this week on the biggest traps to avoid when choosing an agent!</p>

<p>The volume of <a href="http://www.teambenya.com/charles_county_real_estat/foreclosures/index.html">foreclosures</a> in P.G. County is still roiling the local real estate market.  Inventory (Active Listings) continues to rise (over 8,000 homes available, there were less than 1,000 listings at the peak of the market), and home sales continue to slope downwards.</p>
<p>It&#8217;s interesting to note that there was a spike in average sales price, but this is likely due to larger homes returning to a realm of affordability, and not a general market improvement.  The average volume of sold properties continues to suffer, indicating further market challenges.</p>
<p>It&#8217;s impossible to say when the market will turn around for P.G. County, but it is without a doubt still a long road ahead.</p>

<p>&nbsp; &nbsp; The first step in selling a home is establishing it&#8217;s value, and this is done with a Comparative Market Analysis (<strong>CMA</strong>).&nbsp; A CMA is essentially a comparison of other homes that are similar and have been on the market recently.&nbsp; Any local, licensed <a href="http://www.teambenya.com/charles_county_real_estat/real_estate_agent/index.html">Realtor</a> should be able to do one for you, <a href="http://jonathanbenya.point2agent.com/Home_Evaluation/page_163208.html">typically free of charge</a>&nbsp; There are 3 major categories to a CMA:</p>

<li><span style="font-size:1.2em;color:#660000;">Active Listings</span>= What Comparable Homes MAY sell for (<em>This will be your competition!</em>).</li>
</ul>

<li><span style="font-size:1.2em;color:#660000;">Sold Listings=</span> What Comparable Homes HAVE sold for.</li>
</ul>
<ul>
<li><span style="font-size:1.2em;color:#660000;">Expired/Withdrawn Listings=</span> What Comparable Homes DID NOT sell for (<em>Homes here were priced wrong in relation to their condition</em>).</li>

&nbsp; &nbsp;A big concern to keep in mind is that all of those extras your home has may or may not positively impact the value when it comes time to sell.&nbsp; Here&#8217;s a good example:</p>

Let&#8217;s say you&#8217;ve just remodeled your bathrooms.&nbsp; In the renovation, you installed <strong>$10,000</strong> solid gold toilets.&nbsp; They&#8217;re fabulous, probably the best looking toilets in the whole county!&nbsp; Now, all you have to do is find someone willing to pay <strong>$10,000</strong> more for your house because the toilets are solid gold.&nbsp; &quot;<em>They&#8217;re worth <strong>$15,000</strong> if you melted them down!</em>&quot;, you say.&nbsp; That&#8217;s great, but you are trying to accomplish two very difficult tasks.</p>

<li><strong>Find a buyer for your house in a slow market</strong></li>
<li><strong>Find a buyer for your house that&#8217;s willing to pay an extra $10,000 for prettier toilets.</strong></li>
</ol>
<p>&nbsp; &nbsp; Unfortunately, you&#8217;re not likely to see the value return in a case like this.&nbsp; The home has been over-improved.&nbsp; That&#8217;s not to say all upgrades are worthless, but they need to be suitable for the property.&nbsp; </p>
<p><span style="font-size:1.2em;color:#003300;"><strong>I Was Certain It Was Worth More!</strong></span></p>
<p>&nbsp; &nbsp; A CMA is designed to give a range of value, not a definitive number.&nbsp; For a precise figure, you need to pay an appraiser to do an appraisal on the property.&nbsp; If you don&#8217;t like the range that an agent comes up with, that&#8217;s okay!&nbsp; Chat with the agent about why you think the numbers are off, and see what you guys can come up with.<a href="http://www.teambenya.com/photos/uncategorized/2008/04/24/sold.jpg"><img width="132" height="88" border="0" alt="Sold" title="Sold" src="http://www.teambenya.com/charles_county_real_estat/images/2008/04/24/sold.jpg" style="float:right;margin:0 0 5px 5px;" /></a></p>
<p>&nbsp; &nbsp;&nbsp; Agents aren&#8217;t perfect, and every real estate agent figures CMA&#8217;s differently.&nbsp; This is a very important point!!! <strong>***The agent with the highest CMA isn&#8217;t necessarily the agent who&#8217;s going to get you the best price for your home!***</strong>&nbsp; The agent with the best marketing ability and negotiating skill is going to get you the best price for your home.</p>
<p>&nbsp; &nbsp; <em>Think about it like this:</em></p>
<p>&nbsp; &nbsp; Two agents interview to list your home, One with a great marketing plan, and lesser CMA value, and one with a so-so marketing plan, but a value of $45,000 higher.&nbsp; One agent is off on the price, plain and simple.&nbsp; The solution?&nbsp; Ask the agent with better marketing to try listing at a higher price!&nbsp; This way you don&#8217;t risk leaving money on the table, AND you get the best marketing possible.</p>

<p>&nbsp; &nbsp; For the first time in 7 months, home sales in <a href="http://www.teambenya.com/charles_county_real_estat/charles_county/index.html">Charles County</a>, MD have actually seen some growth!&nbsp; Earlier this year we were looking at home sales in the range of 50-60 units per month, and now that number is closer to 100! </p>
<p>&nbsp; &nbsp; Pending Settlements, the number of homes currently under contract, have gone up as well, so there is a bit of bright news in the market this month.&nbsp; We&#8217;ve also seen the number of homes available on the market level off as well, so now we&#8217;ll have to wait and see if the trend continues.</p>
<p>&nbsp; &nbsp; Between February and March we have also seen that the average price of a home in Charles County (<strong>roughly $312,000</strong>) didn&#8217;t fall, the average number of days on market (<strong>158 days</strong>) has leveled off as well, due partially to the increased amount of home buyers we have seen in the last month.</p>
<p><span style="color:#660000;"><strong><span style="font-size:1.2em;"> What Does This Mean?</span></strong></span></p>
<p>&nbsp; &nbsp; It&#8217;s great that we&#8217;re seeing potentially positive changes happening in the market.&nbsp; It&#8217;s a little premature to say that we&#8217;re going to see prices rise again in the near future, but at least we are not seeing the values continue to fall.&nbsp; </p>
<p>&nbsp; &nbsp; <a href="http://www.teambenya.com/charles_county_real_estat/foreclosure/index.html">Foreclosures</a><br />
are having a big impact on the market right now, and they make up a<br />
significant portion of sales, and unfortunately those<br />
properties are what traditional sellers are forced to compete with.&nbsp; The good news to it is that the amount of transactions taking place each month is growing!</p>

&nbsp; &nbsp;&nbsp; Home owners who are trying to sell should be seeing increased traffic through their homes, provided they are priced right and marketed well.&nbsp; I&#8217;ve noticed an increased amount of traffic through my listed homes right now, and it&#8217;s a big relief to my clients to see that the market might be trying to stabilize.</p>
<p>&nbsp; &nbsp; For buyers, sitting on the fence has been forcing down<br />
prices, and we&#8217;re starting to see some good deals emerge, which in turn has caused the local market to drop price-wise, and it seems that prices are stable, and we&#8217;re starting to see more buyers take advantage of both the lower prices and the preferable interest rates that are available. </p>

<p>&nbsp; &nbsp; The <a href="http://www.teambenya.com/charles_county_real_estat/prince_georges_county/index.html">Prince George&#8217;s County</a> Market is without a doubt slanting more and more heavily towards buyers.&nbsp; Sellers are finding it increasingly difficult to sell and inventory of available homes is steadily growing.&nbsp; March 2008 saw roughly <strong>400</strong> homes sold in P.G., and more than <strong>7,000</strong> homes on the market!&nbsp; </p>
<p>&nbsp; &nbsp; There was a very slight growth in the number of pending settlements and actual sales, and actual sales prices have continued to decline slightly.&nbsp; As a matter of references, sales prices have fallen back to the same average (<strong>$300,000</strong>) we saw exactly 3 years ago, in April of 2005.&nbsp; That&#8217;s down <strong>15%</strong> from the market&#8217;s peak in October 2006</p>
<p>&nbsp; &nbsp; The average Days on Market (DOM) fell in March as well, from <strong>130</strong> days to <strong>120</strong> days (a drop of <strong>8%</strong>), but it&#8217;s still a far cry from the days when real estate was on the market for an average of less than 30 days!</p>
<p><span style="color:#660000;"><strong><span style="font-size:1.2em;"> What Does This Mean?</span></strong></span></p>
<p>&nbsp; &nbsp; News like this is sort of &quot;love it or hate it&quot;, depending on whether you&#8217;re trying to buy or sell.&nbsp; It&#8217;s really just further solidification of the fact that this is a &quot;Buyers Market&quot;.&nbsp; <a href="http://www.teambenya.com/charles_county_real_estat/foreclosure/index.html">Foreclosures</a> are having a big impact on the market right now, and they make up a significant portion of sales right now, and unfortunately those properties are what traditional sellers are forced to compete with.</p>

&nbsp; &nbsp; For sellers, it&#8217;s a tough road, and in order to get through it and successfully sell your home, you need to do two things:&nbsp; Price aggressively and market heavily!&nbsp; There are <strong>7,000</strong> other homes on the market in P.G. alone, and that&#8217;s your competition.&nbsp; You need to work very hard to stand out above the crowd and be seen.</p>
<p>&nbsp; &nbsp; For buyers, sitting on the fence has been slowly forcing down prices, and we&#8217;re starting to see some good deals emerge, but it does not seem to be a full mainstream sense of value just yet.&nbsp; The biggest problem that I see is agents are not paying attention to what new construction homes are selling for when they&#8217;re doing CMA&#8217;s.&nbsp; </p>
<p>&nbsp; &nbsp; As a buyer, if you could buy a <strong>2,800</strong> s.f. resale home for <strong>$380,000</strong>, or buy a brand new <strong>2,800</strong> s.f. home for <strong>$395,000</strong> with <strong>$15,000</strong> in closing, which would you do?&nbsp; The pricing of new developments is very attractive right now, which makes buyers even more scarce for resale home sellers.</p>
