With the influx of foreclosed and distressed properties crowding the market, it’s no wonder that sellers are up in arms about their home’s appraisal coming in thousands of dollars short of the listed price of the home. In their eyes, and the eyes of many Realtors, it is simply not fair to compare a standard home that’s not a short sale or foreclosure to those that are.

Both the National Association of Realtors (NAR) and the National Associtation of Home Builders (NAHB) report substantial numbers of sales being thwarted by lower than expected appraisals.

Overall, you must remember that an appraisal is basically one person’s interpretation or opinion on what your home is worth. The appraisals are (sometimes arguably) done by experienced professionals who base their opinions upon the current local market for similar homes. When that pool of properties (referred to as comps or comparables) includes mostly foreclosed or distressed homes, it can be tricky to assess a home’s true value. Sure, your home may be worth $400,000 based on what you paid and the upgrades you did, but when the same house with the same upgrades sells for $329,000 down the street as a foreclosure, buyers are less likely to shell out the extra money for yours.

Back to Market Basics

It’s all a long, drawn out way of saying. “it’s elementary, my dear Watson.” When two retailers have the same item you want, you buy the item at whichever retailer is selling it cheaper. Appraisers are simply doing their best in a market they’ve never seen before.

If you are looking to sell and you have questions or concerns about what the true market value of your home is in the current market, contact me today!

Once Again, the decision on the fate of the Cross County Connector has been put on hold. I’ve been following the progress (or lack thereof) on this project since July, 2008, and it’s no big surprise that the decision of the road has been pushed back once again.

Essentially the dispute is between the County Commissioners, who want to see this project happen, and environmentalists who claim the risk of damage to the Mattawoman Creek Watershed is too great.

The importance of this road cannot be understated. Charles County is in a state of growth due to it’s proximity to Washington, D.C.. As Charles County grows, roadways become more congested, and alternative routes of transportation are necessary to support the residents of the county. Adding the connector will also reduce traffic across Billingsley Road, which is quite possibly the deadliest road in the area! From a safety standpoint, I find the road to be very important, but there’s much more than just road safety along a back road in Charles County.

Population will Continue to Grow

In addition, complaints have been made that the road is not “necessary” as congestion along Rt. 228 is not particularly heavy during rush hour. The concern is that regardless of the final decision on the connector, long term plans in Charles County clearly show plans for further development that will go through whether this road is approved or not. If the connector is denied, population will continue to grow, and accessibility to D.C. from Charles County will suffer.

Light Rail Isn’t Realistic

The common rebuttal to this is the option putting in some sort of light rail or commuter trains in from here to D.C. Unfortunately, what nobody mentions when this idea is brought up is that Light Rail averaged $70 million PER MILE as of 2000. Figure 18 miles of rail from DC to Waldorf, and you’re looking at $1.26 billion, for a total county population of less than 150,000 people. I would dare anyone to prove that light rail to Southern Maryland would be at all economical. It’s not, period.

Protecting The Watershed

Detractors also decry the future growth and development that would happen along the road if it were to be put in. The fact is, much of the area surrounding the proposed path of this road is in a critical watershed area. Why in pete’s name would the county allow people to build homes in the watershed. The solution sounds simple to me. Take the state maps of the Mattawoman Creek critical area, and prevent residential building permits from being approved there. Oh, wait, that’s already happening!

Why This NEEDS To Be Built!

In my opinion, the County has no option in order to keep D.C. accessable to it’s residents. Mass transit cannot be supported by the current population. Roads are needed in order to ensure people can continue to make it to work on time.

The County has bent over backwards to minimize watershed impact, to the point where the traverse over the creek itself would actually REPLACE that section of Billingsley Road, and other green building methods have been discussed and agreed to in order to reduce impact on the watershed. At what point are people finally going to accept that this project CAN be done in a way that is financially AND ecologically sound?

Low Prices and interest rates make this a perfect time to build your dream home!
For many people, the idea of having their own custom home built sounds like a dream.
Fact is, having a home custom built has never been more affordable! There’s 3 reasons why RIGHT NOW is the time to look at making your dream come true:

Prices are low

Interest Rates are low

Tax Credits can put money in your pocket!

Land Prices have become affordable again, and having a custom home built for as little as $300,000 is actually possible! What does that price get you in today’s market? Well, for starters, you can find ready to build homesites ranging from 1-3 acres depending on your needs, and have your own custom built rambler built with 1,650+ square feet, 3 bedrooms, 2.5 baths, and a gourmet kitchen!

The Best Part about building a custom home is that you aren’t limited to the 3-4 home plans that most builders offer. Custom home builders can create anything you want, and work with you to give your home that extra personal touch!

If you’re interested in the idea of building that “20 year home” you’ve always dreamed about, now may be the time to do it! For more information about custom home construction, feel free to give me a ring, or visit the website www.somdland.com to find out more!

Call it a case of youthfull error perhaps, but one surprised homeowner in Waldorf was startled Tuesday morning by the sound of an SUV being driven through the front door!

It was all due to a 17 year old driver who lost control of the SUV he was driving and somehow ended up inside a townhouse at the 3600 block of Kimpsford Field Place. The vehicle ended up taking out the staircase inside the home, and rescue crews had to resuce the property tenants from the second floor! Fortunately nobody was hurt, but there’s no word yet on possible charges related to the incident.

I wonder if the tenants are looking for a new place to live? If so, I know a great Realtor who works in the area!

Great News! The $8,000 first time home buyer tax credit has been signed into law a few moments ago! Instead of expiring on December 1st, 2009, it has been changed to June 30th, 2010! You need to have a ratified contract in place by April 30th, 2010, and you have up to 60 days to close the transaction.

It’s also been expanded! People who currently own a home are eligible to get up to $6,500 to “move up”! Here’s a short video from Tom Kunz, President and CEO of Century 21, explaining the extension:

[youtube=http://www.youtube.com/watch?v=it-i_pbt1os]

In order to qualify for the $6,500, here’s a quick explanation of the guidelines for current homeowners (info on first timers can be found here):

The credit is available for homes that go under contract by April 30, 2010 and close by June 30th, 2010.

Current homeowners can claim a $6,500 credit as long as the property they are vacating has been their primary residence for at least five consecutive years out of the last eight years.

Income limits: $125,000 a year for individuals, $225,000 a year for married couples. (these are higher limits than before)

Homes that cost more than $800,000 aren’t eligible for the credit.

$6500 tax credit is not retroactive. (from the language of the bill: “shall apply to residences purchased after the date of the enactment of this Act.”

When it comes to marketing for home sellers in Southern Maryland, there are as many options as there are real estate agents. By contract, the only marketing an agent is REQUIRED to do is list the home on MLS and wait for a buyer to show up.

Unfortunately, that sort of approach makes it difficult for your home to been seen by potential buyers. The more marketing you agent does, the better chance it has of selling, right? Every bit of exposure is one step closer to finding the buyer for your home!

Here’s an example of some of the things we do to get our homes sold quickly:

Professional photography
No point-and-shoot cameras, we hire professionals to take gorgeous hi-res HD shots of our homes! Better photos increase the chance of people taking a closer look at your home when they see it online!

Online Video Marketing
“virtual tours” are dead. People want to see something more engaging, and video is it! We take video tours, combine them with high resolution photos, and add text descriptions to generate buzz and give people more incentive to call their agent and make an appointment to see your home! Here’s an Example:

[youtube=http://www.youtube.com/watch?v=ZtNPLcwBaho]

Listing Syndication and Featured Advertising
Most Realtors don’t “Get It” when it comes to online marketing. the MLS isn’t enough! We syndicate our listings to over 45+ websites and pay for tons of Featured ads to get you seen first! If there are 50 homes comparable to yours on the market, our job is to make sure that your home is on the top of their list when people are searching the internet.

Aggressive Direct Marketing
This includes open houses, direct mailers, flyers, signs, trade shows, home book advertisments, fairs, blogging, direct email marketing and more all designed to get YOUR HOUSE sold! Direct Marketing has long been the staple of real estate advertising. It still gets business done, but not as efficently as it once did.

If you’re thinking about putting your house on the market, give us a call for a free Comparative Market Analysis (CMA) and a demonstration of how our marketing strategy will get your home sold quickly!

Jamie Smith Hopkins, a reporter for the Baltimore Sun and awesome real estate blogger emailed me last week about possibly doing a Q&A for the Newspaper.

We chatted for 20 minutes or so about the market, foreclosures, credit scores, finding deals, and what the market is really like right now. You can find the article on her blog, The Real Estate Wonk.

Check it out, let me know what you think of it! I think it went very well, and gives a good explanation of what kind of shape the market is in! Kudos to Jamie for a job well done, I’m very honored and grateful that she was able to take the time to talk with me! Not only that, but she’s a pretty darn spiffy writer!

Alright, I knew it was going to snow yesterday, but I had no idea we were looking at a serious downfall! I admit, I’ve been spoiled by the weatherman out here.

Every time they call for snow, it sems to be in the regions to the north and west, but never much accumulation down here in Charles County! I’m not even going to consider the idea of driving out there with all the other idiots out on the roads!

Since the weather is severe enough that my office has been shut down for the day, I’m taking the day off to enjoy the snow! I think my puppies are enjoying it more than myself, though. My idea of enjoyment is sitting down with some hot chocolate and watching old die hard movies. Their idea of fun looks something like
